We are a rapidly growing organization in the Cranford, NJ area. We are seeking to hire a Director of Property Management Operations to join our team of professionals. The ideal candidate will be responsible for but not limited to the following responsibilities:

Summary:

The Director of Property Management Operations will oversee the daily operations and maintenance of our property portfolio, ensuring properties are well-maintained, compliant, and tenant satisfaction is achieved. This role will supervise the property administrator and a team of 6+ maintenance personnel, lead vendor negotiations, perform site inspections, and implement cost-effective maintenance and capital improvement strategies.

Job Responsibilities:

  • Supervise and lead a team consisting of a property administrator and a maintenance staff of 6+.
  • Conduct regular site visits to all commercial and residential properties to assess conditions and ensure standards are met.
  • Oversee and coordinate preventative and routine maintenance for all properties.
  • Solicit and evaluate quotes and proposals for repairs, services, and capital improvement projects.
  • Negotiate and manage service contracts to ensure cost efficiency without compromising quality.
  • Monitor and evaluate vendor performance to ensure work is completed on time and to expectations.
  • Review and approve service invoices, ensuring accuracy and alignment with contract terms and budgets.
  • Develop and maintain strong, professional relationships with tenants, address inquiries, concerns, and complaints promptly and courteously.
  • Collaborate with ownership to support budgeting, capital planning, and operational improvements.
  • Ensure compliance with building codes, safety standards, and regulatory requirements.

Job Requirements:

  • Bachelor’s degree in Business, Real Estate, Facilities Management, or related field preferred.
  • 7+ years of experience in property management operations, with experience in both commercial and residential properties.
  • Proven leadership experience managing staff and vendors.
  • Strong understanding of building systems, maintenance practices, and service contract negotiations.
  • Excellent communication, interpersonal, and tenant relations skills.
  • Proficiency with property management software and Microsoft Office Suite.
  • Ability to travel locally to perform property site inspections.
  • Experience with budgeting and capital improvement planning.
  • Knowledge of local building codes and regulations.
  • Strong problem-solving and project management abilities.
